A major new logistics and advanced manufacturing development at Thorpe Park Leeds has taken a significant step forward. Leeds City Council’s East Plans Panel has resolved to approve the scheme, subject to the completion of a Section 106 legal agreement.
The decision marks an important milestone in the evolution of Thorpe Park Leeds. The outline planning application will deliver 60 acres of high-quality employment space, bringing the region closer to becoming a hub for logistics, advanced manufacturing, and innovation. Once the Section 106 agreement is complete, the formal planning decision notice will be issued.
Named Integral, the development will provide up to 596,500 square feet of high-specification industrial space. It is designed to accommodate a range of occupiers from regional to national levels, with the potential to support around 1,700 new jobs and drive regional economic growth.

This project is a key milestone in our long-term vision for the wider estate, bringing new employment opportunities and reinforcing the area’s economic significance.”
Situated on Brown Moor, adjacent to Thorpe Park Leeds and The Springs retail and leisure destination, Integral features excellent transport links. It offers direct access to the M1 motorway and eventually the TransPennine railway line, while benefiting from infrastructure like the East Leeds Orbital Route and the Manston Lane Link Road.
Sustainability and employee wellbeing are core components of the design. A total of 42% of the site will be retained as green space, preserving existing woodland and hedgerows while introducing new landscaped areas to enhance biodiversity. The scheme also includes pedestrian and cycle-friendly routes to encourage active, low-carbon commuting. Financially, the high-performance design will help occupiers reduce operational costs, lower carbon footprints, and enhance environmental performance.
